Our New house!

I can finally show you all pictures of our new house! It is 3 bdr, 2 ba. 1288 square feet. The living room and hallway were all tile, but we ripped it up and put in carpet. I love it! So, without further adieu, here is the photo tour! (most were taken before we closed...)

So, there it is! We still have a lot to unpack, but we are slowly getting it done. Once the bedrooms are set up I will try and post after pictures of them. (the two other bedrooms look almost the same as the master, just smaller) =)

House!

After waiting for 2 months to hear on a short sale that we put an offer on, we heard that the bank was trying to set a date for a trustee sale. So, even though it wasn't for sure yet, I decided to look and see if any other houses had come on the market. There really isn't a huge number of houses in our area in our low price range that don't need tons of work or are in really bad areas.

So I was excited to see one that was actually $7,000 less than the one we were waiting on! The pictures made it look like it had been updated (or at least some things re-done inside,) so I emailed our realtor, we went and looked at it the next day, and made an offer!

The house is 1288 sq. ft. with 3 bedrooms and 2 baths. it has a nice big backyard, and a decent sized front yard. The inside is all freshly painted, the bedrooms all have new wood laminate floors, and the kitchen/dining has new vinyl floors, new appliances and freshly painted cabinets.
It needs a few fixes, including a new garage door, a side fence (it is missing, about 6-8 ft.) and eventually we want to put in new windows and put carpet over the older tile in the living room and hallway. The exterior is also an ugly peach/orange, so we will eventually be painting that!

But, the bank accepted our offer, only changing our closing date to Feb. 14th. (hopefully it will happen sooner though!) We are super excited, seeing as how we will be paying less than what we are in rent, and we will be homeowners! yay!

House Update!

We heard back from the seller on tuesday... they wanted us to raise our offer to full price plus closing costs (we had asked for closing costs) which raised the price about $2500... So we accepted! Now we just have to wait for the bank!

Hopefully we won't be waiting for months... But I have a pretty good feeling about this house!

Fingers Crossed!

We put an offer on a house yesterday! It is a 3 bdr, 2 ba, 1344 sq. ft. on a 6100 sq ft. lot. It is a great deal, so we are really praying we get it!

It is a short sale, but it is a smaller loan company, so hopefully it won't take too long! The seller was given until tomorrow to answer us, so we will see! hopefully he will accept it and it will go to the bank for approval!

I am already planning all the things I can do to it! haha. (but trying not to get my hopes up too high either...)

News on the house front

Well, after a battle trying to get a loan (apparently we weren't pre-approved, just pre-qualified) we finally found a lender who would work with us and go out of his way to help us figure out how to get the money we need! (and a bad mark on a credit report that wasn't really our fault didn't help any!)
But after a couple days thinking it wasn't going to work out, and we weren't going to get the house after all, our hopes are finally high!
We went and signed more paperwork today, got all the needed info to the lender, and things are on their way! The next step is the inspection, which is set for next tuesday. Hopefully there won't be anything major wrong, because the chances of getting it fixed are slim (it's bank owned)
But if everything happens like it should, we will be closing on Nov. 18th! We will be in our new house for the holidays! yay!
I am so excited, I can't wait!

We got it!

The bank countered our offer, and we accepted!

So now we start the process to get into the house! I am so excited! I think I want to go browse Lowe's tonight... haha. ;-)

I just pray there is nothing wrong in the inspection that would cause concern, and that there are no problems in the process that would prevent us from closing after nov.30 (we need the tax credit!)

AAAHHHH! I can't wait! Now I need to start packing stuff before I go back to work in a week and a half.

2 months old, and other news!

I can't believe my little guy is already 2 months old. (2 months and 3 days to be exact!)
I can't hardly remember what life was like before he was here. He has become our life. I love just sitting and watching him play and talk with his toys. He has developed quite a voice! And when he smiles at me, it melts my heart.
He is getting so big too! He has a double chin going on, and is definitely starting to round out and get a little chunky. =)

In other news:
we are re-homing Stella. The person at Reno Husky Rescue is going over applications for her (she had several for them the day they listed her!) and will be taking her for some meet and greets in the next couple days. We know she will be going to a good home, which makes us feel good about it. She just has way too much energy, and needs a lot more attention than we can give her. She is also very clumsy with the Cat, and we are not sure how she will do when Jack starts crawling. =)

Also, we might be buying a house! I am waiting to hear back from the lender on our pre-approval, which he said looks good so far, and he should have a letter in my hands in the morning, and we are going to look at a promising house tomorrow afternoon... if it looks good, we may be making an offer! It is priced great, and even if we don't stay here, we can probably make money on it in the long run. After the mortgage, taxes and insurance, our monthly payment will still be $150 less a month than it is with us renting here... and for a bigger house. =) So we are praying!!!
